A standard Tourist Permit allows you to stay in the country for 90 days within a 180-day period. This entry visa is available at Turkish airports costing US$16. You can leave the country and re-enter to renew your visa.
But if you plan to stay in Turkey, you should obtain a Turkish Residency book (ikamet). Property buyers are granted an automatic 1-year residence permit. Available here.
According to the Turkey Department of Foreign Affairs, foreigners are allowed to purchase up to 30 hectares in total, and this property must not be located in a military forbidden or security zone.
Residency permits in Turkey are valid for varying periods from six months to five years.
In January 2015, the Turkish government revised the term foreign holders of residency permits can spend out of the country each year to 120 days. Spending more days could result in the residency permit being revoked.
What documentation do I need for a Residency permit?
- 6 clear passport size photos on a white background.
- 2 copies of your TAPU/ Turkish Title Deeds or rental agreement stating where you live and how much you paid. Take the original as well in case they ask to see it.
- 2 colour copies of your passport, visa entry stamp and main details page plus the original
- Your Turkish tax number, available from the local tax office.
- Your residency book if re-applying.
- An official plastic residency folder, available at local stationers.
- A bank statement proving you have sufficient funds to look after yourself whilst residing for the given period in Turkey. If you have a Turkish bank account you can ask them for a printed breakdown of funds in your accounts.
- If applying for a family residency permit, documents pertaining to your children and spouse such as birth certificates, passports and photos.
