Who can rent property in Jordan
Foreigners are allowed to rent real estate in Jordan as long as the plot of land does not exceed 10 acres and the lease is for no more than 3 years.
How to rent real estate in Jordan
Most leases are for a one-year term and are renewable at the end of the term. Some landlords may allow a shorter lease, sometimes at a slightly inflated cost. There is no deposit required, but the rent is usually paid up front for the whole year. Some landlords will allow quarterly or six-monthly payments. The lease is unbreakable under Jordanian law, and you must pay out the remainder of the lease if you intend to cease renting the property.
Accommodation comes either unfurnished ‘shukka ghayer mafrusha’, partially furnished or fully furnished ‘shukka mafrusha‘. Fully furnished units usually include all furniture plus appliances including a washing machine and tumble dryer but no bed linen or towels. There is a 2% tax of the annual rent enforced by the government, which is paid by all renters.

Services
Renters are responsible for the cost of services and there is often a fee between US$30-US$50 to cover the cost of communal lighting, sewerage and refuse collection.
Water can be a serious issue due to frequent shortages, so you should check for sufficient water tanks at the property.
Telephones can take up to three days to be installed, and expats may be charged a higher deposit to have a phone line in their name.
Air conditioning is common in many apartments and houses, and most are equipped with split units.
